*The owner of the residential building requests a structural inspection in order to carry out renovation and upgrading works to meet usage requirements, specifically as follows: construction in accordance with the approved design drawings for a two-storey house with one rooftop penthouse (tum). The load-bearing structure comprises brick masonry foundations, reinforced brick masonry columns with a cross-section of 220 × 220 mm, beam structures using I-section steel I120 × 65 × 0.5 and welded rectangular hollow sections 50 × 100 × 1.8, and a lightweight floor system made of DuraFlex fiber cement boards with a thickness of 18 mm.

a. Building Characteristics

The building is a single-storey residential house with a floor area of 43.22 m², classified as a Grade IV building. The site boundaries are as follows:

  • The front of the building adjoins a shared alley with a width of 1.0 m;

  • The rear of the building adjoins a shared alley with a width of 1.5 m;

  • The left and right sides are adjacent to neighboring residential properties.

b. Preliminary Survey

  • Investigate, collect, and analyze information and documents related to the surveyed building.

  • Measure the building’s plan dimensions.

  • Conduct a preliminary on-site inspection to identify visible defects and damage.

  • Observe and photograph the existing condition of the building.

  • Determine the building’s structural layout.

c. Detailed Structural Investigation

- Foundation Investigation:

  • Identify the foundation type, principal dimensions, and foundation base depth.

  • Assess foundation materials (material strength, current condition, etc.).

  • Identify signs of distress such as cracking, breakage, settlement, or tilting.

- Masonry Structure Investigation (Wall Elements):

  • Assess the structural condition and deviations in geometric dimensions.

  • Monitor and record cracks, including crack development, quantity, length, and orientation (if any).

- Column Structure Investigation:

  • Determine the material strength of columns.

  • Monitor and record cracks, including crack development, quantity, length, and orientation (if any).

- Beam Structure Investigation:

  • Determine the material strength of beams.

  • Monitor and record cracks, including crack development, quantity, length, and orientation (if any).

d. Equipment Used for Residential Building Inspection

  • Measuring tapes and laser distance meters;

  • Crack width gauges;

  • Automatic levels (or leveling instruments);

  • Other relevant tools and equipment.
