CONTENTS OF INSPECT CRACKS, SUBSIDENCE AND DETERMINE DAMAGE CAUSED BY CONSTRUCTION OF NEIGHBORING RESIDENTIAL BUILDINGS

The SVG Engineering inspection and evaluation process usually includes the following basic steps:

  •  Survey the current condition of the house that needs inspection:

- Immediately after signing the contract, SVG Engineering construction engineers conducted an inspection of the house: Surveying, measuring and using equipment to inspect the quality of construction works.

- Observe, mark and measure house wall cracks.

- Use a basic steel ruler to measure structures, combined with a laser machine to measure the tilt of the house.

- Use a the gun bounced or an ultrasonic machine to check the concrete strength of reinforced concrete structures (If necessary).

- Use an ultrasonic steel machine to check steel diameter and quantity of reinforcement (If necessary).

- SVG Engineering inspects construction in the presence of relevant parties.

  • Identify the origin of cracks:

- SVG Engineering construction engineers use measuring equipment such as crack gauges and displacement determination devices to find the cause of cracks. Common causes may include effects from excavation, concrete pouring, or vibration.

- Cracks are carefully observed, meticulously measured, numbered and photographed and included in the construction inspection report.

  • Damage assessment:

- Determine the severity of the crack: deep crack, shallow crack or just surface crack. Cracks can affect the durability and safety of the housing structure.

- Determine the tilt of the house and its severity affecting the safety of the house structure.

- Inspect additional damages such as ground subsidence, wall deformation, or damage to mechanical and electrical systems.

  • Inspection report:

- Prepare a detailed report on the actual status of cracks, settlements, tilts, causes and extent of damage. This report will help determine the level of responsibility of the parties.

- Provide remedial solutions if necessary, such as compensation for repair costs or reinforcement of the affected house structure.

  • Compensation agreement:

- Based on the inspection report, relevant parties (investors, residents, contractors) will agree on a reasonable compensation level or repair plan.

When these steps are followed correctly, conflicts can be minimized and harmony between parties can be ensured during the process of building new townhouses.

*** In case an agreement cannot be reached, a third party must be asked to be an intermediary to assist in conciliation regarding compensation for damages; This third party can be the commune-level People's Committee, village-level organizations and agencies in the place of residence, people with a voice in the residential area...; File a lawsuit with the competent People's Court (usually the district court where you live) to have your request resolved;
