The factory roof is one of the most important parts of the factory building, playing the role of shielding and protecting the factory structure below from harsh weather effects such as rain, sun, wind and storms. However, over time, due to the impact of the environment and operating factors, factory roofs inevitably show local damage, from small cracks, leaks to rust, peeling materials or structural deformation. If these damages are not detected and handled promptly, they can lead to a serious decline in the overall quality of the project, causing unsafety and higher repair costs in the future. This article is a project by SVG Engineering to inspect the factory, accurately assess the extent and cause of local damage on the roof, and propose effective and optimal solutions to restore quality, ensure longevity and stability for the project.

CONTENTS OF QUALITY INSPECTION AND SOLUTIONS FOR LOCAL DAMAGED FACTORY ROOF

* Quality inspection Project: Quality assessment and solutions for handling locally damaged factory roofs.

- Case 1: The roof of the main factory at axis S2, the section between axis A-B (the factory gable), when there was a strong storm, the corrugated iron sheet covering was blown off. The factory's maintenance department fixed the problem by adding screws to secure the roof covering. At the time of inspection by the inspection unit, it was found to be normal.

- Case 2: The metal roof shakes violently during strong storms. There is currently no solution.

- Case 3: Rainwater leaks through the fresh air exhaust fan slots on the factory wall during storms.

* Purpose of factory quality inspection:

  • Check the factory roof structure to ensure the quality is as per design documents and construction standards.
  • Find the cause and solution to cases 1, 2, 3 to ensure long-term safe use.

​* SVG Engineering's factory roof inspection method:

  • Visual inspection, identify damaged locations to take photos and find the cause.
  • Check damaged floor surfaces.
  • Check damaged surfaces of roof components.
  • Check design drawings
  • Check construction drawings
  • Check quality management records

* General structural assessment: Including foundation, column - truss - steel purlin structure

- For case 1: At this location, the roof sheet was blown off due to very strong local wind. Therefore, one or both of the following solutions can be applied:

  • It is necessary to increase the load-bearing capacity of the roofing sheet by adding an additional layer of roofing sheet on top of the old sheet

    Reduce the wind pressure in this area by making a beveled wind shield to allow the wind to escape.

​- For case 2: The stiffness of the purlin when exposed to strong storm winds will be bent beyond the allowable limit. Therefore, one of the following solutions can be applied:

  • Reinforce the rigidity of the purlins: On the roof, install L-shaped bars with a distance of 2.4m/bar, reinforced by screwing directly into the corrugated iron roof. Above the bars, install 50x10x2 square steel bars that reinforcing by shooting 2 screws into the bars and screwing. 
  • Adding more load on the roof, it is very suitable to combine with placing solar panels with a load of about 15kg/m2.

​- For case 3: The waterproof glue around the fresh air exhaust fan equipment is dry or may be cracked or open due to shrinkage, so rainwater and storm pressure can easily seep inside. Therefore, the following solution can be applied:

  • Apply more waterproof glue around and regularly check for water seepage and handle it more carefully.

* Conclusion and recommendations:

- Based on the above report and analysis, we recommend that the Investor apply the most suitable solutions based on the needs and actual situation of the enterprise.

- For cases 1 and 2, we attach detailed installation drawings for the most effective results to ensure the best technical assurance for reinforcement.
