WHAT IS SETTLEMENT MONITORING?

Settlement monitoring is the process of measuring and tracking changes in the elevation of a structure or the ground over time to determine whether settlement has occurred, quantify the amount of settlement, and evaluate the rate at which it is taking place.

APPLICABLE STANDARDS FOR STRUCTURAL SETTLEMENT MONITORING IN VIETNAM

  • TCVN 9360:2024Civil and Industrial Structures – Determination of Settlement by Geometric Leveling Method.

  • TCVN 9364:2024High-Rise Buildings – Surveying Works for Construction.

  • TCVN 9362:2012Foundation Design Standard for Buildings and Structures.

ESSENTIAL COMPONENTS FOR SETTLEMENT MONITORING

To ensure accurate and reliable settlement monitoring, it is essential to prepare the appropriate surveying equipment and reference point system, including:

1. Specialized Surveying Equipment

Settlement monitoring requires the use of high-precision leveling instruments to ensure stable measurements with minimal errors. Commonly used equipment includes the Trimble DiNi 03 digital level, Leica NA2 and Leica NAK2 automatic levels, as well as other instruments offering equivalent accuracy.

2. Leveling Staff

The leveling staff used for settlement monitoring is typically an Invar staff, which minimizes deformation caused by temperature fluctuations. For digital leveling instruments, a barcode Invar staff is commonly used to improve measurement efficiency and accuracy.

3. Reference Benchmarks

Before settlement monitoring begins, a system of reference benchmarks must be established. These fixed elevation control points serve as the reference for determining changes in the elevation of settlement monitoring points throughout the observation period. In most cases, the benchmarks are installed approximately 50–100 meters away from the structure.

To ensure reliable monitoring results, the reference benchmark system should meet the following requirements:

  • A minimum of three (03) reference benchmarks should be established for verification and comparison.

  • The benchmarks must remain stable throughout the entire monitoring period.

  • They should be located outside the area affected by the structure and away from sources of vibration or other disturbances that could cause displacement.

  • The benchmarks should allow for the verification and assessment of the stability of other monitoring points within the survey network.

4. Settlement Monitoring Points

Settlement monitoring points are installed directly on the load-bearing components of a structure, such as foundations, columns, or other key structural elements. These points are measured periodically to detect changes in elevation, allowing engineers to evaluate the degree of settlement or heave of the structure over time.
